Responsibilities and scope of work: - To implement and secure routines regarding the daily operation of the centre
- To secure that the premises are secuare for visitors, employees and tenants
- To secure that the environment in the premises are optimal for our visitors and tenants
- Ensure that the Operations and contractors’ personnel is appropriately trained and behaving on-site
- Ensure professional and timely response to the tenants’, visitors and state authorities’ requests
- To minimize the operational environmental impact
- Optimize the operational costs
- Responsible for the administration of all activities related to the physical operation of the Center including but not limited to the operations in the fields of technical maintenance & operation, security & safety, interior and exterior housekeeping, repairs, remodeling, transportation and guest services, parking and other operational activities on-site
- Develop and/or update and implement Operations guidelines, standards and procedures in accordance with the company’s standards and legislation. Ensure that the Operation of the Center is being followed up and constantly improved in order to ensure safety standards
- Be responsible for the Center Review – Operations, Security, Technical Maintenance, Guest services & Transportation, Peak Day sections. Be responsible for developing the Action plan for closing out and fulfilling the issues addressed
- Perform daily control of the Center operations by conducting site-tours and spot-checks
Requirements: - Higher degree, preferably in finance
- Minimum of 5-year experience in Building management (Operations), preferably shopping centers.
- Experience in a Western company is an advantage.
- Fluent verbal and written communication skills both in Russian and English.
- Advanced PC user
- Strong interpersonal and communication skills
- Strong analytical, self-organizational skills
- Strong understanding of all operations practices
- Ready to take the responsibility, capable of instructing/ training staff
- Ability to delegate responsibility with belonging authority
- Ability to share knowledge and experience and work in a team
- Ability to travel on business trips
- Punctuality and attendance, professional appearance and behavior at all times
- Ability to prioritize and execute multiple tasks, have a sense of urgency and be detail oriented.
- Ability to substitute the Center Manager in case of vacations and sick leaves and work in shifts as a Duty Manager.
- Excellent management skills, business-minded, strategic planning, enthusiastic and initiative
